IMPORTANT UPDATE ON THE STATE OF THE ATASCOCITA GOLF COURSE PROPERTY

Dear Atascocita Golf Course Property Owners,

This summer, everything seemed to be going well:

Kim Spurlock won the lawsuit and the court upheld the Deed Restrictions on the golf course (for golf course use only).

The Point Course was put back into operation and people are playing on all three courses once again.

BUT: Brunson Development and Timeout (owners of the golf course) are undeterred in their quest. You will be receiving a letter soon from Brunson Development.

It will ask all property owners to SIGN AN "AMENDMENT TO SPECIAL WARRANTY DEED" allowing Brunson to purchase 7.1 acres along FM 1960 and develop it for townhouses.

It will explain that 75% of homeowners must sign so that this sale can take place (this is what the deed restrictions stipulate).

It will say that without the sale of this property, the golf course cannot afford to remain in operation.

It will threaten to close all three golf courses and discontinue maintenance of the courses if this demand is not met.

It will "promise" that if their demands are met, they will develop the 7.1 acres and we will all live happily ever after.

WHAT SIGNING WILL MEAN FOR US ALL:

It will LEGALLY NEGATE the deed restrictions on all golf course properties. Timeout will be free to sell not only the 7.1 acres but ALL GOLF COURSE PROPERTIES FOR WHATEVER PURPOSE THE DEVELOPER WISHES.

ASK YOURSELVES

Do you believe that Timeout and Brunson will be content with developing 7.1 acres?

Do you believe they will uphold their "promise" to respect the Deed Restrictions on the rest of the three courses going forward?

Do you believe they will close all three courses and put fences up if you do not sign?

Is Brunson Development a group that you trust?

The repercussions of signing the Amendment to the Special Warranty Deed will have far-reaching consequences for us all.

On the value of our property.
On our quality of life.

Those of us sending this letter, the "Save the A" group,

WILL NOT SIGN THE AGREEMENT

TO THE SPECIAL WARRANTY DEED

and we encourage you to think VERY CAREFULLY about this matter when you receive the Brunson proposal.

@West-Tex: I hope the homeowners in the Big A prevail.

I heard that very small homes are going in behind January Drive but that will bring up the value of our homes because they will be very expensive. I don't know but I hope the course stays as it should. Someone will build that acreage no matter what we want, I am guessing. I've been here since nearly the first homes and it has changed. We are now city people instead of country like it was in the beginning. There was nothing here but a few homes and a small grocery in Huffman.
I honestly have to know more before signing anything. I have no desire to move from this area.

No way they will get that many signatures. People would rather have an abandoned course than development.

@ladybeachbum : Is that a already a done deal? I haven't read about it anywhere.

I know I'm not signing. If they get part of the golf course they will try to get all of the golf course. I don't believe a word they say. They will stab us in the back. I too, would rather look at weeds and tall grass rather than houses and apartments.

@Pinehurst :

I don't think they will get enough signatures either.

@Sammee : I am not sure but the person that told me usually knows. I just mowed for them! All of us keep it mowed.

@Pinehurst : The area they are trying to build is on 1960. I don't know exactly where but I think I will try and look see tomorrow.

I just asked and part of the golf course is what they want to build on. Golfers are not happy with no real amenities and taken land from it.

We will not sign. They'll start off on the 1960 point course and move on to the whole course. PLEASE DO NOT SIGN!

@West-Tex : I believe the only homeowners eligible to sign are those who actually live on the golf course. 75% of them. The important thing is that this message gets out to all these homeowners. My home was on the course (corner of Rebawood and Legend Oak). I certainly hope the lady who bought it gets this message~

@Catmae : It is just the owners of property on the course. There's really not much to the course with no buildings except the ones they rent. My friend will just play Walden and if they don't keep his grass mowed, I'll go mow it. They have to maintain it though through court orders but who knows if they will.
